Tuakau Sales Snapshot

A look at local sales | October 2026

Thinking about a move in Tuakau? Looking at a few local sales can help you get a feel for the homes and lifestyle properties available here. The most helpful part is understanding what each property offers and how it compares with yours.

We’ve brought together some examples sold by the Ray White Tuakau team, from a smaller home in town to family homes and properties with more land. These are selected office sales, checked on 21 October 2026, rather than every sale in the area. Follow the property links if you’d like a closer look.

Homes in Tuakau

A smaller home on George Street

114B George Street sold for $450,000 on 19 June 2026. This two-bedroom home has one bathroom, internal-access garaging and a building area of approximately 102 square metres.

If you’re considering a smaller home, it’s worth looking closely at the layout, storage and access as well as the number of bedrooms. The title, condition and position will also help you decide whether a sale is a useful comparison.

Space for family life on Johnson Street

13 Johnson Street sold for $1,085,000 on 27 May 2026. With four bedrooms, a separate lounge, approximately 210 square metres of building area and 1,343 square metres of land, more or less, it offers a different starting point for a family looking for room.

That extra living space and larger section are part of the story behind this home. Comparing it with a smaller property means looking at those differences, rather than bedroom count alone.

A renovated home on Rays Way

3 Rays Way sold on 9 July 2026. The three-bedroom home had been renovated and is described as approximately 160 square metres on a 704-square-metre section, more or less. Its sale price isn’t published.

When you’re comparing homes, look at the work that has been done, the way the living areas connect and how you would use the outdoor space. Those everyday details can make a real difference to the home that feels right for you.

More land on Barnaby Road

118A Barnaby Road, Tuakau sold for $1,150,000 on 5 February 2026. Adrian Montagna handled the sale of this three-bedroom home, with approximately 140 square metres of building area on 2.19 hectares, more or less. Its elevated setting, gardens, orchard and paddock give it a different feel from a home on a town section.

A little more space around Tuakau

The team’s sales also include lifestyle properties in the surrounding area. These next two homes are in Mauku and Buckland, so they’re examples of our wider work rather than Tuakau town sales.

A character home with land in Mauku

267 Union Road, Mauku sold for $1,350,000 on 20 March 2026, with Beryl Bell handling the sale. The rebuilt 1950s home has three bedrooms, approximately 256 square metres of building area and 8,400 square metres of land, more or less. Its orchard, bore water supply and space for growing add to the appeal for someone wanting more room outdoors.

A recent lifestyle sale in Buckland

25A Parker Lane, Buckland sold on 21 September 2026, with Christine Montagna handling the sale. This four-bedroom home sits on 3.44 hectares, more or less, with native bush, paddocks, garaging and a workshop. The building area is approximately 205 square metres. Its sale price isn’t published.

If you’re thinking about a lifestyle move, picture how you would use the land and what looking after it would involve. Access, water, wastewater, buildings and any covenants are all worth understanding early. Our preparation guide can help you get the information together before selling.

Making sense of the wider market

You can explore more of the team’s work in our Tuakau sold homes and wider office sales. The price difference between two homes tells us about those individual properties; it doesn’t, on its own, show whether local values are rising or falling.

For a broader view, realestate.co.nz’s Tuakau market insights gives you current figures to explore. Check the dates and area covered. A median is simply the middle sale price in a group, and it can change as different types of homes sell. Asking prices and completed sales also cover different homes, so the gap between them isn’t a typical discount.

Ray White Now offers a wider New Zealand perspective. Your own home still deserves a closer, local look.
