Rental Appraisal
A rental appraisal helps you consider a likely weekly rent for a particular home. Whether you already own the property or are considering a purchase, start with the address, its condition and the information available about comparable rentals.
Compare the right properties
Ray White Tuakau’s rental appraisal approach compares recently tenanted homes, properties currently advertised for rent and comparable homes managed by the office. Ask which examples support the estimate, how recent they are and how differences have been allowed for.
Bedrooms, layout, condition, heating, parking, outdoor areas and location can change the comparison. An advertised asking rent is not proof of the rent ultimately agreed. Explain any improvements, work needed or unusual features so they can form part of the conversation.
Use a range with context
A market rent appraisal is an estimate at a point in time, not a guarantee of a tenant, rent or return. Ask for the appraisal in writing, including its date, supporting comparisons and any assumptions or further information needed.
The Tenancy Services market rent tool provides an additional comparison using bond information. Select the relevant area and property type, and check the data period. It should not be used on its own to set the rent for an individual home.
Plan beyond the weekly rent
Consider the property’s readiness and ongoing costs alongside the estimate. Repairs, insurance, rates, management, finance and periods without a tenant can affect what you retain. Clarify the proposed management service and its actual fees rather than assume rent is the same as net income.
