Property Appraisal

Want to understand what your property could sell for? Start with a conversation about the home or land, your plans and the market. Ray White Tuakau can arrange a property appraisal and discuss a marketing package suited to your needs and goals.

What an appraisal considers

An appraisal helps you understand where your home sits in today’s market by looking at similar properties that have sold and the features of your own. Condition, layout, land, access, improvements and any relevant restrictions can affect the comparison. Ask the salesperson to explain the sales evidence and how differences between properties have been allowed for.

You should receive a written appraisal before signing an agency agreement. Where directly comparable or semi-comparable sales are unavailable, that limitation should be explained in writing. The REA’s appraisal guidance explains the standard.

Rating value, appraisal and sale price

A council rating valuation assesses the property at its effective valuation date for rating purposes. It may not reflect today’s market or changes to the home since that assessment. QV explains rating valuations and their purpose.

An agent’s appraisal estimates a possible selling range using the evidence available at the time. A sale price is the amount a buyer and seller actually agree, with the property, timing and terms forming part of that decision. Neither a rating value nor an appraisal guarantees the eventual sale price.

If you need a formal valuation for lending or another purpose, check which report is required and arrange it with a registered valuer. A sales appraisal and a formal valuation serve different needs.

Prepare for the conversation

Tell the salesperson about recent work, alterations, consents, services and known issues. Bring the information you have about the property, and explain the timing and next move you are considering. Discuss preparation, the proposed selling method and marketing costs before committing to a campaign.

Our selling guide explains the wider journey. The Tuakau sales-team guide introduces the people you can contact directly.
