Preparing to Sell

A little preparation can help buyers see what you love about your home. Take a fresh look at the entrance, light, space, storage and condition, then make a list of the small jobs worth doing. Your salesperson can help you choose priorities before you spend on bigger changes.

Fix the things that distract

Attend to obvious maintenance such as a leaking tap, loose handle or damaged gate. Clear access to rooms, outdoor areas and service equipment. A tidy garden and clean windows help a buyer understand the property without hiding its condition. Disclose known defects rather than covering them.

Make the rooms easy to understand

Arrange furniture so buyers can see how a room works. Reduce excess belongings while keeping the home welcoming. Secure valuables and personal information before photography and viewings. Consider pets, children and your daily routine when discussing access.

For lifestyle properties and land

Think beyond the house. Buyers may want to inspect sheds, fences, water systems and vehicle access. Have useful records available, including consents, service information and maintenance documents. Check before making statements about a boundary, water right or permitted land use.

Put useful lifestyle-property information together

For a property with land, an organised information pack helps buyers understand what they are viewing. Gather the records you hold for water supply and testing, wastewater servicing, building work, fences and access arrangements. Include relevant plans or consents for sheds and other improvements, and identify the documents you still need to locate.

Distinguish the legal boundary from a fence line, and a documented right from an informal arrangement. Give your salesperson the information needed to describe the property accurately, including known issues. Buyers will still need their own legal and technical checks. Waikato District Council’s property-information services help identify available records for an address in the district.

Christine’s farming background, Adrian’s lifestyle-block experience, Nick’s renovation knowledge and Ray’s building-related sales background give the Tuakau team different perspectives on preparation. Use those conversations to prioritise the work, alongside advice from your own specialists.

Spend with a purpose

You do not need to renovate everything before selling. Ask which improvements are likely to help this particular property and which costs may be difficult to recover. An appraisal conversation can help you decide where preparation ends and unnecessary spending begins.
