Property Management

Owning a rental property means looking after both a valuable asset and someone’s home. Ray White Tuakau provides residential property management, with a local office you can contact about the property, the tenancy and the service you need.

Sharon Morton is the office’s property manager. Her background in customer service and connection to the Papakura and Pukekohe area are part of the experience she brings to working with owners and tenants. Read her profile, then discuss how management would work for your particular home.

A point of contact for the property and tenancy

The office coordinates tenancies and rental payments and acts as the link between owners and tenants. Inspection and maintenance reporting helps you follow the property’s condition and the work that needs attention. That connection gives you a place to discuss the tenancy and property decisions together, rather than treating each repair or rent question in isolation.

From Tuakau, the office works with residential owners across its surrounding Franklin and North Waikato area. For a property in Tuakau, Pōkeno, Pukekohe or another locality, discuss the address and the service required with Sharon.

Start with your property and plans

Bring the address, current condition, whether the property is occupied and your intended timing to the conversation. A rental appraisal helps frame the rent discussion using the property and relevant comparisons; it does not guarantee a tenant, a weekly amount or an investment return.

Talk about preparation work alongside the availability date. Our Getting Rent Ready guide explains repairs, records and the starting condition. Use the Healthy Homes and smoke-alarm resource to plan compliance work and supporting evidence.

Agree the service before it starts

Read the management agreement and ask about services, fees, spending authority, owner decisions and communication. Clarify who handles advertising, applications, tenancy documents, rent records, inspections and maintenance, and how those responsibilities are recorded. Agree the arrangements rather than assume that every management package is the same.

If you are considering managing the property yourself, weigh the time, record keeping and availability needed for tenant contact, repairs and legal obligations. A manager can be a point of contact between you and the tenant, but management does not remove every ownership risk. Discuss insurance and the agreement with your advisers where needed.

Keep the tenancy and property in view

Keep condition, compliance, rent and maintenance records together. Our Inspections and Care guide explains the purpose of inspections and the responsibilities around maintenance and dampness.

New decisions can arise during a tenancy. Read Pets and Renting for consent and pet-bond questions. Our meth-contamination guidance distinguishes qualified testing and an appropriate response from assumptions about blame or automatic tenancy termination.

For urgent repairs, call Sharon on 027 736 8448, including outside office hours. She also handles routine repair requests. Tenants should use the maintenance page for the reporting instructions, and call 111 where there is an immediate threat to life or safety.

When your plans change

Review your existing agreement before a management transfer. The Changing Managers guide explains the records and responsibilities to clarify during a handover.

If you intend to sell, use our Selling a Rental guide before making commitments about viewings or vacant possession. A sale or management change does not itself cancel an existing tenancy.
