Before appointing an agency, understand the agreement’s duration, commission calculation, marketing expenses and cancellation terms. The proposal should make clear what you are committing to and when each cost is payable.
A sole agency and a general agency give different rights. Ask about any risk of paying more than one commission, including when changing agencies. Check the agreement’s end date and any circumstances in which commission could be payable after it ends. Read the documents and obtain legal advice before signing.
Ask for the commission formula and an estimate in dollars based on the appraised sale price. Check what is included, what costs extra and whether amounts include GST. Any agreed advertising should have a clear scope and budget. Ask about relevant rebates or discounts the agency receives, and which expenses remain payable if the property does not sell.
Your wider budget may also include legal work, reports, preparation, loan-related costs and moving expenses. These vary with your property and arrangements. Check the timing with the people providing each service so you can plan beyond the selling campaign.
Request a property appraisal or contact Ray White Tuakau to discuss the agency’s actual proposal. You can also read Settled’s agency-agreement guidance before the conversation.
