If you are considering a different property manager, begin by checking your current management agreement. Understand the notice period, fees and handover requirements before committing to a change.
Bring the agreement and a summary of the property and tenancy to your initial conversation. Useful handover information includes the tenancy agreement, rent ledger, bond details, condition reports, compliance records, keys, outstanding maintenance and tenant communications.
Compare the proposed service with what you need. Agree the contact person, reporting arrangements, spending authority and any work the incoming manager will handle. Do not assume a transfer is cost-free or that one office will cancel another agreement for you.
Establish who manages rent, repairs and tenant contact on each date, and how records will be passed securely. Tenants need clear written information about who is taking over, when, the new contact and address for service, and payment details.
The existing tenancy agreement continues on the same terms; changing property managers does not itself require a new tenancy agreement. The bond record must also be updated. Current changes can be submitted through Bond Hub or property-management software, rather than the discontinued paper change-of-landlord form.
Read Tenancy Services’ change-of-landlord guidance for the responsibilities of the outgoing and incoming managers.
