Meth Contamination

If you suspect contamination, keep the relevant reports and discuss the next steps with your property manager. A test result alone does not establish who caused it.

Screening and detailed testing

Screening indicates whether detailed testing is needed. Valid tests must use approved methods. Landlords must arrange detailed testing when notified of likely manufacture by Police or council, or made aware of a valid screening result above 15µg/100cm². Detailed testers must be qualified and separate from the decontamination workers.

Observe lawful entry requirements and provide existing tenants with results within seven days of receiving them.

Respond to the findings

Contamination above 15µg/100cm² is assessed room by room. Affected areas require prescribed decontamination to 15µg/100cm² or less, followed by qualified detailed testing.

Levels above 30µg/100cm² make a property uninhabitable. Special rules apply where only a remote and inconsequential area is affected, including reduced rent. Do not assume automatic termination: fault, notice and statutory conditions matter.

Use Tenancy Services’ full guidance for testing, decontamination and tenancy decisions. Routine testing between every tenancy is not otherwise required.
