Start with the property and the way you want to live. Read the rent, availability, features and viewing instructions carefully, and compare the home with your everyday journeys and household needs.
Use Ray White Tuakau’s connected viewing service to find the property’s viewing options. Check the listing details and ask about anything you need to understand before applying.
The existing tenancy application page leads to the office’s Tenant.co.nz service. You can also open the Tuakau application service directly. Provide accurate information through that process. An application is not confirmation that a tenancy has been approved.
Read the tenancy agreement and clarify the start date, rent payments, bond arrangements and any lawful conditions before signing. Keep copies of the documents and the contact information for the person managing your home. Ask how routine and urgent repairs should be reported.
Check the property’s starting condition with the landlord or manager. Record existing damage, the condition of fixtures and any furniture or appliances included. Photographs can help make the record clear. Sign, date and keep the agreed report, and raise anything missing or inaccurate promptly. Tenancy Services explains the initial inspection.
Keep your contact details current, report repairs promptly and follow the agreement’s lawful responsibilities. Use the contact and reporting arrangements supplied for your tenancy. If a problem is urgent, use your tenancy’s urgent contact rather than assume a web form will be read immediately.
For property-care questions, read our inspections, maintenance and dampness guide. If you are considering a pet, our Pets and Renting guide explains consent and pet-bond decisions. Check the requirements before making changes to the home or bringing in a new pet.
Use our Report a Repair page for routine requests and the office’s verified urgent contact. For an urgent repair, call Sharon Morton on 027 736 8448, including outside office hours. Call 111 for immediate danger to life or safety.
Check whether your tenancy is periodic or fixed term before choosing a moving date. Tenants generally need at least 21 days’ written notice to end a periodic tenancy, unless the landlord agrees to a shorter time. Fixed-term expiry and early ending have different rules. Allow for notice-service requirements and use Tenancy Services’ ending-a-tenancy guidance for your circumstances.
Our ending-your-tenancy page explains notice and moving arrangements. Use the address-for-service details in your agreement and confirm receipt with your manager; the website form is not your only method of giving notice.
Arrange the final inspection and return of keys. Leave the property reasonably clean and tidy, remove your belongings and rubbish, and compare its condition with the starting record. Discuss any proposed bond deductions and only agree to a refund amount you accept. Keep your forwarding and Tenancy Services contact details up to date.
