Property Management

Landlord Information

Managing a rental property starts with understanding your responsibilities, preparing the home and agreeing how the tenancy will be managed. This online guide brings together the owner information and contacts available from Ray White Tuakau.

Before a tenant moves in

Discuss the property’s condition, required maintenance and rental appraisal with the property manager. Check the current tenancy and Healthy Homes requirements before advertising or agreeing a tenancy. Tenancy Services provides the official landlord and tenant responsibilities.

Agree how your property will be managed

Ask about tenant selection, rent collection, inspections, maintenance approvals, reporting and the fees in the proposed management agreement. Agree who can authorise work and how urgent issues will be handled. Read our property-management services and owner resources or meet property manager Sharon Morton.

Plan for costs as well as rent

Allow for maintenance, insurance, rates, vacancy periods and other ownership costs when considering a rental property. Our investment information guide outlines the questions to take to your accountant, lender and property manager.

Repairs and tenant communication

For routine repairs or urgent repair calls, including outside office hours, contact Sharon Morton on 027 736 8448. If anyone is in immediate danger, call 111. Tenants can also use the maintenance request page; urgent repairs should be followed up by phone.

For the tenant journey, see renting with Ray White Tuakau. To discuss management of your property, contact the office.
